Buyers Beware!

Some individuals hesitate to call a REALTOR(r) when they are looking for a home in a new home community. Many people think the representative in the models is going to represent them. It is imperative to realize the person in the model works SOLELY FOR THE BUILDER!! That leaves you without legal representation unless you have a REALTOR work as your representative.

Nearly all builders are willing to have you represented by a REALTOR(r). In fact, they have included this concept in their sales contracts. For many builders, REALTOR(r)-represented sales account for over 60% of their sales. They will pay the REALTOR(r) a commission, usually on the base price of the house. There is no increased fee for the buyers. The price of the home is not decreased if you do not have a REALTOR(r) represent you.

The REALTOR(r) will be able to answer questions regarding the contract proposed by the builder. Unless the home is a spec home (one that is already built), the construction contract provides the buyer with far more detail and is for the buyers' benefit as well as the builder's. A spec home can be handled much the same way a resale home is handled.

The REALTOR(r) will help you with the concept of using builder financing, the best upgrades to choose and the selection of the lot. This information may create significant value in the use of the home for your enjoyment and the potential sale of the property.
